An Overview

We commenced working with David Doyle and the team in DCU Rooms in February 2017.

John Caffrey was appointed General Manager of the Campus Residences and having worked with John previously in Osprey Hotel, he asked us to assist David and the team in implementing effective revenue management for the summer months when the college students have left and the campus is open to leisure guests. With 1058 rooms, DCU campus accommodation is a wonderful option for accommodation when visiting Dublin. It enjoys a great location just north of the city centre and offers a great alternative to hotels.

The Brief

Traditionally, DCU rooms was a popular option for student and language groups looking for accommodation during the summer months. We helped open up the campus to additional markets attracting individual guests looking for an alternative option to the traditional hotel. This new market has helped the property grow occupancy and contributed to an increase average daily rate.  

The Process

To help create awareness, we introduced DCU to some OTAs who could deliver business when needed. Our colleagues in Sprint Digital built a new website for the campus and implemented a targeted and effective digital marketing strategy including a Book Direct campaign.

We then helped to develop a rate strategy with the team for the many varieties of accommodation and room types they offer. A big part of the project was to advise the best booking system and channel manager for the campus which has helped streamline the entire booking process.

The Results

Rooms Revenue: Overall growth of 72%

Groups Segment: Tripled in revenue

Leisure Segment: Experienced a 100% growth
