It is a 60-bedroom guesthouse with a breakfast room located on Talbot Street. The location of this property & close proximity to all transport links means it is ideal for leisure guests.

It has been our pleasure to work with Patrick Carney and the team in Dublin Central Inn since July 2013. Being a city centre guest house in a superb location, this property has always operated with an occupancy in excess of 90%.

Our brief has always been to ensure we maximise the ADR on every room sold, which would in turn drive rev par. This could be easily achieved however we had to also keep an eye on the cost of doing business and reduce commission where possible.

The Process

Working closely with the team, each week we review revenue on the books & the pace of the pickup. We benchmark the business on the books against the budget, last year’s performance and the forecast. 

To help drive the business forward we review each market segment and put a strategy in place to shift business from one segment to another where we are receiving a higher yield & a lower cost of doing business.

In order to maximise the hotels performance, we review what OTA’s they work with and which OTA’s have a high cost per transaction we then put a strategy in place to manage this and reduce the cost of commission to the hotel where possible.
